Tenant Decoration

We do not refuse any reasonable requests to re-decorate.  These are the guidelines we use:

Re-Painting Walls
• We ask you to send us a colour sample sized 2' x 2' (60cm by 60cm);
• If this is a colour we know will appeal to future tenants then we will approve its use and be happy for the room to remain in this colour at the end of your tenancy;
• If this is a colour unlikely to appeal to future tenants then we will approve its use and ask you to return the room it its original colour.  All our rooms are painted in standard Dulux colours, so are available easily through all good DIY stores.  If you do not re-paint at the end of your tenancy, we will arrange re-painting and deduct this from your deposit.

Feature Wall Colour
The colour chosen is usually a very personal taste, unlikely to appeal to any future tenant.  So we will approve its use and ask you to return the wall to it its original colour. All our rooms are painted in standard Dulux colours, so are available easily through all good DIY stores. If you do not re-paint at the end of your tenancy, we will arrange re-painting and deduct this from your deposit.

Patterned Wallpaper
All our houses have painted lining paper.  If you want to apply patterned wallpaper to the walls, then we expect you to:
• Strip the lining paper;
• Hang your paper of choice
Upon leaving we expect you to:
• Strip your wallpaper;
• Hang lining paper, we will inform you which grade,
• Re-paint to our original colour

Note on all painting: We expect your re-painting to be done to a professional standard. Should you decide to do the work yourselves, this includes the masking of skirting boards and using dust sheets to prevent paint spills on skirtings and carpets / floorings. Such spills are not wear and tear, any remedial work required by us will be deducted from your deposit.

Hanging Pictures
You are welcome to hang pictures and mirrors as you like.  We ask you to do two things:
• Use proper picture hooks, not nails or screws, to hang the pictures from.
• Use a pipe and cable detector before positioning your picture hook.  This will ensure you don't have an expensive accident.
