If you are leaving one of our properties then we expect you to return it in the same condition we gave it to you.  An allowance is given for fair wear and tear.  If we need to put right anything above and beyond wear and tear, we will deduct the cost of bringing the property up to its original standard from your deposit.  Having to make deductions from the deposit is the worst outcome for both tenant and landlord because:

  • The tenant loses hard-earned savings;
  • The landlord has to arrange the work to bring the house back up to a rentable standard.  This delays the start date of the next rental, so delays income.

To help avoid an unsatisfactory experience, here is the check list you can follow to make sure you get the maximum deposit returned when you leave
• Is the property thoroughly hoovered?
• Is the property thoroughly dusted and polished?
• Has a full wet clean of the bathroom and kitchen been done?
• Have all cobwebs been dusted away and are all light fittings cleaned?
• Have you removed all your possessions?
• Are the wheelie bins empty?
and most importantly...
• Refer to the Inventory and do any work required to bring the property up the the standard described in the Inventory.
